If you own a home in Virginia, property tax is one of the costs of home ownership that you need to pay. Though tax rates can vary based on the value of your home as well as from town to town and county to county, property taxes in Virgina are middle of the pack compared to other states.

Understanding how property taxes work, how they’re calculated, and what you can do to reduce your tax burden are important for every homeowner. We’ll break down what you need to know.

How much are property taxes in Virginia?

The average property tax in Virginia in 2024, the most recent year for which data is available, was 0.78%. That means that for every $1,000 of your home value, you’d pay $7.80 in property taxes. That means that for a $300,000 home, you’d pay $2,340 per year in taxes.

However, that is only an average. Some counties have higher rates while others have lower rates. For example, Lancaster County has a typical rate of 0.49%, while the rate is 1.15% in Falls Church City.

How are property taxes in Virginia calculated?

In Virginia, property taxes are administered by local governments, including city, town, and county governments.

Taxes are calculated based on the tax rate where you live, as well as the value of the property. The Code of Virginia mandates that real estate be assessed at 100% fair market value, meaning the amount you’d receive should you choose to sell the property.

Many things influence the value of a home, including school district rankings, nearby amenities, the recent sales price of similar homes, and upgrades you’ve added to the home.

The formula used to determine how much you owe in property tax is:

Property value x property tax rate = annual tax owed

Keep in mind that you might see the tax rate expressed as a mill rate, meaning the amount you pay per $1,000 in value. For example, a 0.5% tax rate would be equivalent to a $5 mill rate because $1,000 * 0.005 = $5.

Typically, property taxes are assessed annually, though the data can vary by county. For example, Fairfax County sets rates in May while Chesterfield County sets them in January.

Virginia property tax exemptions and relief

Property taxes in Virginia aren’t particularly high, but that doesn’t mean that you shouldn’t take advantage of options that let you reduce the tax you owe. You may be eligible for exemptions or tax relief if you’re part of certain communities.

Some of the property tax exemptions include:

  • Veterans and surviving spouses. If you have 100% disability or have a spouse with 100% disability or who died in the line of duty, you may qualify for an exemption on the value of your dwelling that is a principal residence and up to one acre of land.
  • Seniors. Those over 65 who fall below income maximums, typically $50,000 for individuals and $75,000 for those married filing jointly, can receive an exemption that varies from county to county.
  • People with disabilities. People with disabilities can qualify for exemptions similar to those received by seniors, subject to income limits.

Paying Virginia property taxes

In Virginia, you have two options for paying your property taxes: making payments directly to the county or by having your mortgage lender hold taxes in escrow and make the payments on your behalf.

Should you choose the escrow option, you’ll make payments toward the escrow account each month along with your normal mortgage payment. Otherwise, you’ll need to make payments on the schedule set by your county, usually quarterly or biannually.

For example, the city of Norfolk collects taxes quarterly on September 30th, December 5th, March 31st, and June 5th of each year, while Charlotte County, Orange County, and the city of Virginia Beach collect taxes twice each year on December 5th and June 5th.

The bottom line: Virginia’s property taxes vary by county

Virginia’s property taxes are relatively middle of the road compared to taxes in other states, but the amount you pay can vary significantly based on where you live and the value of your home. While it’s important to pay your taxes, don’t be afraid to look for programs that offer exemptions or assistance with your tax bill.
